    NEW homes in Southport will be available to reserve “off plan” at the end of January, Elan Homes has confirmed.

    The homebuilder is transforming a former factory site on Balmoral Drive to provide much-needed new homes. The scheme will also see investment in local schools, highway improvement works and the creation of an open space for residents to enjoy.



    Known as Balmoral Gardens, the development will feature 157 new homes including a mix of two, three and four-bedroom properties.



    Marie Morris, sales director for Elan Homes in the North, said: “Elan has a strong reputation across the Liverpool City Region having built in Mossley Hill, Aigburth, Formby, plus Thornton and Crosby. We’ve had a fantastic response to Balmoral Gardens with potential purchasers eager to know when the homes will be released for sale and when they will be able to move here. We’re keeping those who’ve registered their interest up to date and will inviting them to view the plans and speak with the sales team by appointment only from the end of January. We’d encourage anyone looking to move to a new home in the Southport area to get in touch so we can explain more about this exciting new development.”



    Homes will range in size from 675 sq ft to 1,347 sq ft, with a fifth of the properties built to the Life Time Homes standard, ensuring that they will be easily adaptable for people’s changing needs.



    Initially the homes will be available “off plan”. With prices to be announced when the first properties are released for sale.



    Buyers will have the chance to tailor make their home, by selected from a superb range of high specification options including the finish of their kitchen and the bathroom tiles.



    The properties will feature energy efficient heating systems, plus there will be an electric vehicle charging point for every home, helping residents lead more sustainable lifestyles.



    Elan will use bat bricks and slates across the development and will also install bird boxes.



    The homes will be built across 11 acres of the 14 acre site, with a large area of open space to be created within the development.



    Located within a residential urban area, on the border with Crossens and Churchtown, homes at Balmoral Gardens are being built around four miles from the amenities of Southport and five miles from the beach.

    Much needed homes? By whom? Young people cannot find employment paying sufficiently high enough to be able to afford a house, or are unable to find work anyway. Home owners are unable to move due to a stagnant house market and are unlikely to purchase - so who are those who can buy? It would be better to use the land for industrial purposes to encourage employment to the area.

    I think local was actually referring to the cost of Elan’s advertising, being passed off as ‘News’!

    If that was the case, a housebuilder would sit on the land, awaiting better times. That they are going ahead at this time, is a good indication of their confidence in the market.......At end of day (apart from shops) there are very few empty properties about, even around here where prices are comparatively high.
