    I am a landlord

    Tenant tells me central heating not working. Take a gas engineer in to look at it. Needs part. orders part. Arrange to go in Thursday afternoon. Tenant says in all day. We as landlords were there Thursday 2.15pm no answer. Tenant stated there all day Thursday. What do I do? Have to pay gas engineer for his time. Job not completed.

    If you need to ask on a forum what to do perhaps you ought not to be a landlord.
    You arrange another appointment with the tenant. Have you not attempted this in the week that has now passed since last Thursday?

    just a reminder landlords and buissness people are just as human as councillors and and customersand tenants worthy of just respect also!!!!!

    I might be inclined to warn the tenant that you will enter the property next time, whether or not they are in - I'm assuming that you have a duplicate set of keys?

    Your tenancy agreement if drafted properly like 99.99999999% of them, then you have the right to entry. You also have an obligation to ensure the home is fit for inhabitation. Therefore if you used your key, fixed the problem then there would be no issue.

    You need to give the tenant 48 hours notice in writing if you intend to enter the property with your keys.

    Wow, you people who comment on here are
    obviously bleeding lawyers. When in reality
    you ain't got a clue.
    This person turned up with gasman for
    an arranged appointment.
    I believe the tenant should be charged
    for call out.
    As with the doctors , a person who fails to show
    should be billed for £30. They won't miss
    the next appointment.

    Does the tenant have a contact number you could phone them on at all like a mobile or something?
    Surely that would be a better option.

    Exactly. You cant charge for something that has not been agreed in advance. I.e is it in the agreement?

    Ask your tenant to book a time slot with the engineer and then inform you.
